Common questions
Starting a build
-
Provenance Homes builds architecturally considered new homes in the Wakatipu Basin and the wider Otago region. It is a limited-intake residential builder based in Queenstown, founded in 2026 by Micky Montgomery. Micky is a Licensed Building Practitioner with twenty years in construction, thirteen of them in Queenstown.
The person who prices your build is the person running your site.
-
Provenance builds across the Wakatipu Basin, including Queenstown, Arrowtown, Jack's Point, Hanley's Farm and Homestead Bay, and in the wider Otago region. If you are not sure whether your site is in range, ask in your first message.
-
Start with a conversation, and the first one is free. Micky talks through your site, your budget and the home you have in mind, and tells you plainly whether Provenance is the right builder for it.
If it is, the next step is a paid first stage, and its fee is credited back if you go ahead to pre-construction. Use the contact form, email info@provenancehomes.co.nz or call 022 302 1417.

There are two paths. Site-Specific Design is for clients starting from a blank page: Micky develops the brief around your site and budget, and a designer produces concept plans from it.
Architect-Led is for clients who already have an architect. Provenance contracts the build and runs the site, working alongside your architect.
-
Yes, through the Architect-Led path. The first paid step is a constructability and pricing review of your architect's design. It shows how the design will be built and what it will cost, before you commit.
The review fee is credited back if you go ahead to pre-construction.
-
You don’t need one. Site-Specific Design starts from a blank page, so the first step is a free conversation with Micky about your site, your budget and the home you have in mind.
If you both decide to go ahead, Micky develops the brief around your site and budget with you, and a designer turns it into concept plans. Pre-construction then develops those plans into working drawings ready to lodge for building consent, and ends with an agreed contract price.
The concept stage is the first paid step, and its fee is credited back if you go on to pre-construction.
-
It depends on your site, the design and the specification. So the starting point is your budget, not a rate per square metre: your home is designed around it, and the contract price is agreed before building starts.
Micky talks your budget through with you in the first conversation, which is free. Provenance builds are aimed at budgets of $700,000 and over, but a smaller budget is still worth that conversation. Micky will tell you plainly whether a build with Provenance makes sense for it.
The build, Micky and the Provenance Document
-
Micky does. The person who prices your build is the person running your site, and Provenance takes on a limited number of builds at a time so that stays true.
Micky has twenty years in construction, thirteen of them in Queenstown. In the basin he has worked as a foreman, a business owner, a site supervisor and a construction manager running several builds at once.
-
Yes. Micky is licensed under his full name, Michael Montgomery LBP, BP127845. You can check the licence on the public LBP register.
-
Once the slab is down, a typical new home takes from about six months to build, and longer for larger or more detailed designs.
Micky runs each build as efficiently as the work allows. The pace is set by the standard the finished home needs to meet, so it is a house you and Micky can both be proud of.
Design, pre-construction and building consent come before the slab, and their length depends on the project. Your build programme is set during pre-construction, once the design and the site are known.

Yes. The Barnhouse is Micky's own home, which he built and completed in June 2025 before founding Provenance. Its full record is the sample edition of the Provenance Document, a worked example you can download free from the Provenance Document page.
Build progress, materials and site detail are posted on Instagram at @provenancehomesnz.

The Provenance Document is the record of your home that Provenance hands over at completion. It sets down the materials, the trades and the decisions behind your build: what went into the house, who did the work, and the reasoning behind the choices.
A sample edition, based on Micky's own home, the Barnhouse, is free to download from the Provenance Document page.
